Tenant screening is such an integral part of being a successful real estate investor, landlord, or property manager. It starts with the marketing of the property and having a quality property. Pre-screening questions before showing a property will keep you and potential tenants from wasting time. If they won’t fit, within the law, then why waste time? Furthermore, a complete and concise application is the final key to evaluating a potential tenant prior to signing a lease agreement.

Important facts needed for a thorough application:

  • Important personal info (SSN, birth date, etc.)
  • Employment/Income status
  • Current rental verification
  • Pets
  • And much more!

Things you DO NOT want to ask

  • Race
  • Religion
  • Color
  • National Origin
  • Sex
  • Familial status
  • And disability

These last few are a violation of the Fair Housing Act and will lead to serious trouble if you violate them. Be Careful!
