Dishwasher

To keep your dishwasher in top shape:

  1. Run the Disposal First - If you have a disposal, turn it on briefly before starting the dishwasher to avoid clogs.
  2. Clear Large Debris - Remove large food pieces from dishes before loading.
  3. Occasional Use - Run the dishwasher at least once weekly, even if you rarely use it. Prolonged inactivity can cause wear or damage.

Electrical Issues

Electrical issues can often be addressed at home with these steps:

  • Complete Power Outage - Contact your utility provider immediately.
  • Partial Power Loss - Check your circuit breaker and reset it by fully switching it off and on.
  • Blown Fuse - Remove the blown fuse, take it to a store, and get a matching replacement.
  • GFCI Outlets - Outlets in wet areas (kitchen, bathrooms, exterior) typically have reset buttons. If power is lost, press “Reset.”
  • Switched Outlets - Some outlets are controlled by a wall switch. Plug in a lamp and toggle nearby switches if you encounter an unresponsive outlet.

Filters

Proper air and water filter maintenance can help avoid costly repairs:

  • Air Filters - Replace monthly to keep the HVAC system running efficiently.
  • Water Filters - Refrigerator water filters are your responsibility to replace when the indicator light signals.

Fireplace Use

If you plan to use the fireplace, have it inspected and cleaned annually. Proof of cleaning is required at move-out to ensure safety for future residents.

Flat Cooktop Stoves

Flat cooktops require prompt cleaning:

  • Clean Spills - Wipe spills immediately after the stove cools down, using only specialized cooktop cleaners.
  • Prevent Scratches - Only use appropriate cleaners and avoid abrasive scrubbing tools.

Food & Garbage Disposals

To prevent disposal issues:

  • Biodegradable Waste Only - Avoid placing bones, fibrous foods, grease, or non-food items in the disposal.
  • Humming Noise - Press the reset button (usually located under the unit) if it stops working.

Frozen Pipes

During colder months, follow these steps to prevent frozen pipes:

  1. Close Doors and Windows - Prevent cold drafts by keeping doors and windows shut.
  2. Disconnect Outside Hoses - Drain and turn off outdoor faucets.
  3. Keep Heat at 65°F - Maintain a minimum indoor temperature of 65°F.
  4. Open Cabinet Doors - This helps warm air reach exposed pipes.
  5. Let Water Drip - Allow a small trickle from faucets to prevent ice buildup.
  6. Insulate Pipes - Wrap exposed pipes to shield them from freezing temperatures.

Garage Door

If the garage door malfunctions:

  • Battery Check - Ensure the remote battery is charged.
  • Laser Alignment - Check that the lasers at the base are aligned (red light = misaligned, green light = aligned).
  • Remote Replacement - Sync a new remote if needed.

Heat and A/C

Efficient heating and cooling practices include:

  • Thermostat Setting - Set to “Auto” and check batteries if it’s unresponsive.
  • Frozen Compressor - If frozen, turn off the system until it defrosts and notify maintenance.
  • Damper Adjustment - Close dampers in unused rooms to improve efficiency.

Leaks

If you discover a leak:

  1. Identify Source - Leaks can stem from various sources, including AC units, water heaters, or pipes.
  2. Turn Off Water - Cut off the water supply if possible.
  3. Clean and Notify - Dry the area to prevent damage and contact maintenance right away.

Light Bulbs

Replacing both interior and exterior light bulbs is the resident’s responsibility. If bulbs are out of reach, we’re happy to assist (service fees apply).

Lockout Service

If you lock yourself out:

  • Office Hours - You can borrow a key from the leasing office during business hours.
  • After Hours - Contact a locksmith, as Flagship Realty Group doesn’t provide after-hours lockout service.

Plumbing Issues

To keep your plumbing running smoothly:

  • Clog Prevention - Regularly clear shower and sink drains, and avoid disposing of food waste or non-flushable items.
  • Drain Remedies - Use baking soda and vinegar for slow drains. Avoid chemical cleaners like Drano, which can damage pipes.

Pests

After move-in, pest prevention is the resident’s responsibility. If pests appear, contact us for recommended solutions (service charges may apply).

Smoke Detectors

Check and replace batteries in smoke and carbon monoxide detectors regularly. Contact us if you suspect a detector isn’t working.

Yard Maintenance

If yard maintenance is part of your lease responsibilities, it includes mowing, leaf removal, and seasonal tasks like snow removal. Failure to maintain the yard may result in additional service charges for upkeep.
